6. What are the services and amenities that vecinos can enjoy?
Village amenities include play area, clubhouse, pool facilities, basketball courts, bike lane, greenbelts, and pocket parks. Township plazas shall also be accessible.
7. What are the services for vecinos' safety?
The gated community will be manned by security personnel 24/7. Guardhouses will be located in the main entrances. An ID system will also be implemented for entry to the development and usage of common areas and facilities.
8. Is The Villages at Lipa flood free?
Yes, flood mitigation measures are installed.
9. When will the individual titles be available?
It will be available 6-12 months after notarization of Deed of Absolute Sale (DOAS).
10. Who will handle the property management?
The developer will render property management services for the first 10 years upon execution of the Deed of Restrictions. Such engagement is automatically renewed unless otherwise terminated by a joint decision of the developer and the HOA.
11. Are vecinos allowed to do improvements? If so, what are the limitations?
All renovation proposals should be based on the Deed of Restrictions and must undergo a design approval process. The duration of all renovation works will be determined by the design review committee and the HOA.
12. Will there be shophouses? If yes, how many? Will it also be a high-end type?
Yes, there will be 14 shophouses.

13. For the shophouses - what kind of stores/businesses are allowed? How will this differentiate with the shophouses of the other villages?
Shophouses, basic necessities, services and F&B may be allowed, full list of allowed stores/businesses will be released upon opening of inventory. All shophouse inventory will follow the same rules and will be designed to ensure harmonious and fair business.
14. How much is the minimum house construction cost?
Pending approval for actual cost - PHP 40K-45K/sqm.

17. For the legacy lots, is the buyer allowed to build multiple structures?
